Exciting! But there’s a lot to think about… Our guide to renting will give you all of the information you need to give you the best chance of securing a proeprty with us.

Financing

Before you begin your property search it’s important to know what you can afford. We have a helpful guide below that outlines the earning criteria for each property price band that will easily determine whether you are eligible for that price range and whether a guarantor or payment in advance would be needed

Register

You can register with us via email and stay one step ahead by calling on 02920 397887 or by visiting one of our Cardiff offices. By registering with us you will have access to early bird property details via email or text.

Viewings

Working 9-5? We appreciate this and can work around you. We carry out Sales and Letting viewings Monday – Friday up until 6.00pm and 4pm on Saturdays. Not only that but we also offer virtual viewings, allowing people to view homes without the need to organise viewings.

Timing

Be sure to check the available date of any property you view,  as timing plays a key part in the decision making by our clients. The majority of our properties (excluding students) are advertised 4-6 weeks in advance (maximum) with the expectation of a potential tenant taking occupancy at the time of availability. Plan ahead to avoid dissapointment.

Making an Offer

Once you have identified the property you wish to rent you need to put your offer to us with details on when you can move, and how long you are looking to rent for. Offers are then put to the landlord for their decision and you are informed on whether you are successful or not.

 

 

 

 

Referencing

Once an offer is accepted you are required to pay the first weeks rent in advance in order to secure the property and move onto the referencing stage. We require you to fill out an application form, take a credit check and provide your own employment reference and previous landlord references if you have one. Once successful we look to set a move in date and provide you with a draft tenancy to read through before signing.

Moving in

Moving in and collecting keys can only be undertaken once the property is ready, you have signed the tenancy agreement and paid the first months’ rent and deposit in advance (minus the first weeks rent you have already paid) We must be in receipt of cleared funds for you to receive your keys. Failing to do the above can lead to delays.

 

Maintenance Reporting

Once you have moved in you can easily access our online portal to download statements, check for updates and even report maintenance 24/7.
